How quickly can you complete a valuation?
Standard residential valuations are typically completed in 3–5 business days from inspection appointment. Rush 24-hour turnaround is available for residential instructions. Commercial and portfolio instructions are scoped individually.
Will my valuation be accepted by my bank?
Propsense valuations are accepted by all major Nigerian commercial and mortgage banks. We are ESVARBON-registered and produce lender-standard reports with full comparable evidence. If your lender has specific panel requirements, confirm before instructing.
What is the difference between a valuation and a survey?
A valuation produces an opinion of value (price, rental, or reinstatement cost). A survey assesses the physical condition, construction quality, and defects of a building. Many clients need both — and we can coordinate them as a combined instruction.
Can I use a Propsense report in court?
Yes. Our expert witness reports are prepared in compliance with applicable procedural rules, disclosing methodology, comparable evidence, and working files. Our principals have experience as both party experts and single joint experts in the Federal High Court.
What if I disagree with the valuation?
Every client has the right to request a full methodology disclosure — comparable evidence, adjustments, and weighting rationale — within 5 business days. Where a material error is identified, we will re-inspect and re-report at no charge.
Are your surveyors insured?
Yes. All principals and associates delivering instructions for Propsense Consulting are covered under the firm's Professional Indemnity Insurance policy. The certificate of insurance is available to lenders and institutional clients on written request.
